5/29/26 UPDATE, we just had a professional landscaper come and guess what... it happened to be the same man that Frank originally called to install the system before the was completed. He assess the sprinkler system and just found out that the labors who worked on this yard because Franks company didn't want to do the work correctly, used telephone wire to wire the automatic sprinkler system and section 2 of the piping is cracked and broken in a few places be cause the did use the proper materials and went the half ass route instead. So now we have to put in our own money to have the telephone wire removed and replaced with the correct legal licensed wiring. DO NOT BUY FROM FRANK!!! it looks like he's using the home depot Laborers at cheap cost to slap together these quick renovations. BUYER BEWARE!!!! Oh and there's a whole list of half ass work we've been finding. SHAME ON YOU FRANK BUYS HOUSE.

I was going through a very difficult time and had to make a difficult decision to sell my house for cash .I met with a few cash buyers but Frank came highly recommended by Old Republic Title company. Even one of the other cash buyers said if you don’t go with me Frank is a great guy .I have worked with him before and he is honest and gets the job done .And were they right. !We were supposed to close but I ended up having issues with the sale because of an uncooperative other party so I had to go back to court.Frank was very compassionate and understanding and did not pressure me ever.After everything was squared away with the court we closed within a few days .The money was wired the following day .I had left a wheelchair behind and had wanted to donate it to a rehab center that had helped our family in the past but was unable to . It was too heavy and big for me to handle.Frank took it upon himself to load it into his car and drive it over to that rehab center and donate it on my behalf ,that just shows what a wonderful person he is.I would trust him and recommend him to anyone who finds themselves in that situation of having to sell your house to a cash buyer.Thank you for making a very difficult decision go so smoothly .
