I hired The Bearded Inspection Guys to perform a home inspection on 11/7/2025 and was not impressed with the quality of the inspection. The last time I had a home inspection, in 2007, the inspector began by climbing a ladder and walking the roof to check its condition. In this case, the inspector stated that “the roof was too steep to get on.” It appeared to be a standard roof, so by that logic I’m unsure which roofs they would actually inspect. The roof was one of the main areas I wanted examined thoroughly, so this was disappointing.It also did not appear that the inspector carried any of the basic tools I would expect for a modern home evaluation—no thermal imaging device for heat loss or leaks, no moisture detector, and not even a flashlight that I could see. He also mentioned that he didn’t turn on all of the water lines at once, which surprised me since that’s a simple and common way to check for water pressure consistency and proper drainage.The report itself was generated using what seemed like a “check-the-box” software template, which didn’t provide much detail or explanation. Afterward, I learned that the inspector was trained through AHIT, a 120-hour course, and I wish I had looked into that beforehand. Overall, I did not feel that the inspection met modern professional standards or the level of thoroughness I expected.
