Cherry Tree Title

We had a mixed experience working with Cherry Tree Title during the sale of our condo. Our transaction involved a complex situation with a pending lawsuit related to our unit’s parking, and Peter was very helpful in guiding us through that process. He made sure everything we disclosed to the buyer was legally accurate and handled properly, which we appreciated.Unfortunately, as we got closer to closing, the overall experience became increasingly frustrating. Communication was poor, and as the closing date approached, I had still not heard from their team. I ultimately had to ask my realtor to follow up, which finally prompted them to reach out and begin the signing process for the closing documents. Throughout the transaction, responses were often delayed until the end of the business day, and we frequently had to involve our realtor just to get updates. The entire process would have been far less stressful if they had provided clearer communication and kept us better informed along the way. When I went in person to sign the power of attorney, I specifically asked whether everything was in order. I was told it was, yet I had to bring up the 6D certificate myself—something that should have been proactively addressed. Only then was I told they would look into it.I then heard nothing further until just four days before closing, when I was informed that the 6D certificate needed to be signed and notarized by a neighbor. This last-minute request created unnecessary stress, especially trying to coordinate around my neighbors’ schedules. I ultimately had to pay for a mobile notary to visit their home, then personally pick up the signed document and deliver it to the law office. With better planning and communication, this easily could have been avoided.Additionally, because my condo had been placed in a trust, they needed to transfer it out so the sale proceeds could be wired to me. This required another in-person visit to re-sign documents, which I was happy to do. However, during that visit, I overheard the legal assistant speaking negatively about my situation while I was in the restroom, which was both unprofessional and upsetting. To add to the frustration, I did not receive the closing disclosure figures until the night before closing, despite being told I would receive them two days in advance to review and ask questions.Overall, this was a disappointing experience. While Peter was helpful, the lack of communication, organization, and professionalism from the rest of the team caused a significant amount of unnecessary stress during an already demanding process. With better coordination and client care, this experience could have been much smoother.
