This was the most unprofessional and stressful legal service I’ve ever worked with. Incredibly slow, unresponsive, they don’t return phone calls or emails until the day right before the sale of my home, and there were major errors in important legal documents throughout the process. It often seemed like the lawyer simply didn’t review anything carefully. I felt like I was on my own the whole time and that I was constantly checking everything to make sure there wasn’t major mistakes, especially regarding the financial numbers. They were delayed in sending the final wire transfer for proceeds of the sale of my home leading to major anxiety and stress. Also if you’re an international seller they will be of zero help when it comes to navigating FIRPTA tax regulations - the lawyer did not give me any guidance or help in whatsoever concerning whether I was subject to a 15% withholding tax on the sale of my home. Even worse, he just assumed I was subject to the withholding tax when I in fact wasn’t given that I have lived in the USA as a tax paying resident for over 8 years. This was a HUGE mistake in the legal interpretation of the documents and it lead to a poorly drafted and inaccurate purchase and sale agreement document and it almost cost us around 90k that would have been withheld by the buyers attorney and send to the IRS had we not done our own extensive research … even though I thought I was paying the lawyer for his ability to navigate the law regarding the sale of property and advise me on these matters... they should know about the laws regarding property withholding tax for international sellers - but the lawyer Peter Gizzi and his entire team gave me zero guidance on this. Please BEWARE of this title company and just don’t do it - there are much better title companies to work with. Selling your home is a big deal - it’s a high-stakes transaction and you want to rest assured that your working with experts who are there to guide you throughout this process and who have your best interest in mind. This company won’t do that.

BEWARE - horrible title company!! This is an incredibly unprofessional and stressful title company to work with. Their communication was nonexistent - they wouldn’t respond to any emails or phone calls until the day before our real estate closing. There were many serious mistakes in the drafted legal documents throughout the process - from the purchase and sale agreement to the final closing documents. And the wire transfer of the final proceeds for the sale of our home was significantly delayed because one of their employees, Kathy Messina, wasn’t able to properly process my wire information which she had weeks before the closing. Peter Gizzi, the attorney was pretty much silent throughout the whole process and did not give us any helpful legal advice or help with interpreting documents - despite us asking for help and guidance several times. This became a major issue when we needed to meet deadlines for our mortgage lender and when it came to various other important aspects of the real estate deal. Overall - this was a seriously bad and highly incompetent and dysfunctional company to work with — selling your home is a big deal and a very stressful process as it is and they made the home selling process incredibly way more difficult and stressful than it had to be. I’m confident any other title company would be significantly better.

Horrible Title Company. Outdated processes. Very Mickey Mouse organization.. Poor communications. Poor internal processes. Many mistakes along the way. They make it difficult to receive funds if you are closing remotely unlike larger Title Companies. 100% do not recommend in NH or MA. All I got was excuses and more excuses.

cannot express to avoid this company enough it should be called Shady Tree. everyone that works there has a huge ego and an attitude! very basic mistakes were made they're basically a non-functioning title company. at this point they are holding up a deal for me and they close the title months ago only to come to find out they have it done half the paperwork they should have. a complete joke use somewhere else.

Shady business. They didn’t have an exact number for a prorated expense at the time of closing. So they chose to withhold this information completely to prevent delaying closing; then they hit us with the expense after closing without it being in any closing docs. They also couldn’t provide any documents that we signed saying we would pay this expense and tried to bully us into it. Wouldn’t recommend them.

Very unprofessional and no attention to detail. We used them to close on our first home and I was very disappointed with the way they handled business. There was an extreme lack of attention to detail and many things were missed in our closing documents. They ended up reaching out to us over a month after closing asking us to pay a fee that was not on the closing documents. Turns they chose to omit this fee without our knowledge to prevent the delay of closing. Would not use them again or recommend them to anyone. Do not use Peter Gizzi and Cherry Tree to close on your home.

Not the best out there. Poor attention to detail on the closing docs, and in my case ended up being a huge issue for me(and the bank they represented) down the road when I went to sell, as they allowed us to close on a house that was out of compliance. I strongly recommend you look for an alternative closing attorney based on my experience.
