I contacted Peter after watching his house tour videos in YouTube. He quickly responded to my inquiry and within a day or two, he sent me videos of houses that fits my preferences. I decided to get a new construction house. I’m a first time homeowner and Peter told me what to expect during the process, and took care most of the things for me since I live in another state. He constantly updated me on the progress of the house and was very responsive when I have questions. He made everything easy for me and I couldn’t have done it without him. What sets him apart from other agents is that he is genuinely kind and always go above and beyond. I highly recommend him! Less

I found Peter Benedicto randomly on YouTube when I was checking out videos about living in Las Vegas. Naturally, quite a few realtor video channels popped up, everyone of them looking professionally produced and presented, but what caught my wary interest was Peter seemingly talking to me directly, wanting me to spend a few minutes of my precious time to listen to him. I found him very affable, almost like an old friend (he’s still young by the way) I had not seen in years. There was an instant connection, like he was a guy I could have a beer with. It felt like we were having a conversation while watching his video, listening to him deliver his no nonsense tips about Vegas real estate like a seasoned pro that he is. I emailed Peter Immediately thereafter, informing him that me and my wife were thinking of moving to Vegas sometime in the Fall of 2023, still a few months away when I found him in early May 2023 on YouTube. I gave him the parameters of my home search and he almost immediately sent me a few properties that met my criteria just to get a glimpse of the Vegas real estate market. But almost immediately, something changed drastically in my home search because my wife’s health started to deteriorate fast and so we had to sell our existing home quickly (which sold quickly, fortunately) and must find a house in Vegas in a month’s time where both our families are closer geographically. Peter reacted with the composure of a true professional, calmly switching into high gear to zero in on three carefully selected houses on a listing he had created just for me and my wife. Because of the fast-changing situation, Peter suggested that we should make a contingency offer (sell our house within 30 days of the signed offer) to the seller of a house once we find the house we wanted. I couldn’t travel to Vegas and so Peter suggested Zoom videos of the three properties I was interested in (this was how much I trusted Peter, buying a house from long distance and just relying on my realtor’s personal recommendation). I didn’t like the first two, but Peter delicately asked me to consider my third choice strongly, almost presciently predicting that I wouldn’t regret it because it turned out to be the best among the three properties. My wife and I absolutely love the house we ended up buying, our last choice at that! And he got it for us for less than selling price plus $6,000.00 in seller closing costs credits! Peter was only interested in finding us the right house and in a location that we wanted. He was not interested in just making a sale. HE IS NOT IN THE BUSINESS FOR HIMSELF; HE IS IN IT TO SERVE HIS CLIENTS, PERIOD! Peter is the hardest working, honest, and most dependable realtor I’ve ever encountered. I reached out to Peter from Germany after I had about eight different recommendations. I didn’t want to do any of the recommendations because I had a bad experience listening to a friend’s friend and when I was done I realized the realtor was only out to make as much money as possible. I found Peter on YouTube after searching realtor after realtor to get a feel for the area. While they all gave me good information, some of the realtors straight out annoyed me, some realtors and some new home construction companies were all flashy appearances. They were wearing suits and ties and their videos seemed more about maintaining a status than the things that were actually important to me. Watching Peter’s own personal perspective about family, location, schools and the things that I feel real people with families are concerned about, resonated. My first contact with Peter, he responded professionally but at my level and not pushy in anyway. In fact one of his videos said something about “…if you don’t pick me as your realtor maybe you can still find the information useful,” and that’s exactly how I felt after he responded via email. When I finally came to the US, he suggested a virtual tour. My wife and I didn’t think initially that would be a good idea but after we did the virtual tour, I thought that it was extremely valuable and realizing so many variables that I did not like with the house that we toured. When we finally arrived in the area, Peter sent us a handful of houses to look at but more importantly, he gave us feedback on houses we were looking at as well. Constructive criticism wise during this process, I was hoping to have an idea of a short or long-term rental with about a 6-month lease. We talked about it a couple times but we never actually discussed any options and that caused a little bit of stress during the house hunting process thinking if we didn’t find a house then we still had to go through the same process and find a rental still. I’m not sure if it’s normal for clients to come to the area with absolutely nothing, but we had no home. In the end, the timing from the hotel to the house was ideal but had we not found the house, we would have been in the hotel longer looking for an alternative place to live and delaying house hunting. The protectiveness of Peter did help find a house in our timeframe requirements. Once we found the house and started the escrow process, Peter’s communication was outstanding. There were simple things I noticed that I felt he always had my back. Ernest money is a good example. Peter negotiated half the earnest money amount which was helpful since the seller was asking an unusually high amount. His communication and help with my lender when things got weird was very helpful too. I know that him pushing the lender on his end helped us close on time because they were discussing closing a week late. In the end, I really do appreciate Peter’s help your work. I appreciate him being real and putting situations in perspective as a family man and a realtor. He knew our family priorities immediately and didn’t try to sell me something that was outside of my priority. For example, we almost looked at a house that was in a great location and the community had a water park but the high school was ranked lower than our series so we discussed it and decided not to look at it. I really appreciate that. Peters help and professional expertise helped us find the perfect home in the perfect time.
