Chad Knowles with FastTrack Mortgage provided a "pre-approval" not a prequal letter, a "pre-approval" letter that made it seem like the buyer was qualified—until 3–4 days before the financial deadline, when we suddenly learned they were not. That would have been useful information earlier.We also received no update that the appraisal had been cancelled, which was later blamed on a vague “system issue.” Apparently the system also couldn’t send an email or make a phone call.Bottom line: poor communication, unreliable pre-approval, and last-minute surprises that killed the deal. If you’re relying on clear updates and solid pre-approvals, proceed with caution.
