I don’t normally do reviews but for Richard and Alton Mortgages I simply had to. It’s the first time I have thought that NOT to leave a review would almost be a crime. I have had some awful mortgage brokers in the past, and some mediocre ones, but all uninspiring with no spark, just going through the motions. Not really doing a job at all and certainly not trying to treat me as a real person with particular difficulties and requirements, and not really seeming to know their way around the market. Richard is the polar opposite. He was always on top of our cases and at least one jump ahead of everybody else.My son was having difficulty finding a mortgage when buying his first flat because a Deed of Variation was required. We had a useless broker at the time who kept telling us it couldn’t be done. In desperation we rang a local agent for a recommendation and they put us onto Richard. Within a couple of days he had identified a suitable mortgagee and we were rolling. Unfortunately, due to the worst case of solicitors’ negligence and misconduct I have ever come across the transaction did not proceed. But it was nothing to do with Richard, he did his job perfectly.In addition I had 2 remortgages going on. One was relatively straightforward but as it was a high-rise block Richard asked if there was an IFRA(EW) in place. I didn’t know, but I hadn’t heard that there were any cladding difficulties with the building so I assumed all was OK. The next morning Richard called me because he had investigated the situation himself and had found the report online and had already identified a suitable lender. Of course I had to go through all the credit and ID checking and so on but even this was very streamlined and relatively easy compared to previous brokers where I was just given the forms and told to get on with it.The second mortgage was for a building where I knew there were cladding difficulties. It is a medium-rise building where there is currently a standoff between the leaseholders, the freeholder, the developer and the government about remediation works. I thought no new lender would touch it and I would just have to do a rate switch with the current lender on very disadvantageous terms. Richard told me not to worry, he knew a mortgage provider who had completed a deal in the same building with another portfolio landlord similar to me and there was no way he was going to let me go ahead with the terrible rate switch. He was as good as his word and everything went smoothly. A further bonus was that I didn’t have to go and look for lawyers to help with the job because he put me in direct contact with a very efficient no-nonsense unit who just got on with the job.All in all a completely 5-star (and more) experience. I would recommend him to anybody and will always come back to him in the future. He’s just the broker I’ve been looking for all my property-owning life. I think probably the most impressive thing is that he is exactly what a broker should be. He knows the market, he knows the right people to contact at the lending institutions, he knows their requirements and what you need to do to satisfy them, he just knows his way around and guides you effortlessly. With this second mortgage I needed to serve a leaseholder’s certificate on the freeholder and get a freeholder’s certificate in return. I looked up the requirements and it seemed to me that in my situation the certificate would not help me in getting my mortgage but Richard was able to reassure me that it was just a formality and that the mortgagee would be fine with it. And so it proved. Job done. Less
