I rarely write negative reviews, but after more than a year dealing with issues related to a transaction handled by Marco Munguía, I feel obligated to share my experience.Marco was the realtor involved in a seller-financed transaction for a property I sold in November 2024. Unfortunately, since the closing of the transaction, multiple problems have surfaced with the documentation.The REPC and the addendums appear to contain wording that contradicts each other, and there are also discrepancies in the numbers, which has prevented escrow from being properly set up so the buyer can make payments through an escrow account as the contract indicates.For the past 16 months, I have been trying to resolve this situation so escrow can receive the payments and the transaction can function as originally intended.I contacted Marco multiple times asking for help in clarifying the documents and coordinating with the title company to resolve the discrepancies. At one point, he asked me to sign an additional document after the transaction had already closed, related to an escrow situation that was not clearly explained. Instead, I asked that the issue be addressed directly with the title company so the escrow account could be properly established.Our phone conversations regarding this matter were often uncomfortable, as the situation remained unresolved.About a month ago, Escrow Specialists contacted me again and confirmed there were discrepancies in the documents and numbers. I reached out to Marco once more in hopes of finding a solution. His response was that I should not contact him again, suggesting that the situation was not his responsibility.As a seller simply trying to ensure the transaction works correctly and that payments are processed through escrow as outlined in the contract, my intention in contacting the realtor was to find solutions and resolve the documentation issues, not to create conflict.After 16 months, the documentation discrepancies remain unresolved, escrow still cannot properly handle the payments, and the situation continues to create unnecessary stress.Experiences like this highlight how important it is to work with real estate professionals who have clear experience with seller-financed transactions and who are willing to help resolve issues when they arise.
