Acre Mortgage mails out letters, that looks like it could have come from the government about FHA loans. Clearly meant to target a certain demographic. Any company trying to hide behind something is not a good place to do business with. Also, might be illegal? I don't think they can legally solicit a loan, via mail or phone. If you get one, run away! It's just junk mail.... Listing things like "sellers pays all closing costs" is entirely out of their control and pretty much a fabricated statement, contingent on things that are pretty uncommon. While a seller assist is common. Seller paying all closing costs is VERY uncommon. Also, anyone looking at 100% financing or zero out of pocket due at closing should not be buying a house! These are much higher interest rate loans, and the highest risk for default. Don't make a stupid choice. If you want to buy, be ready to wait and get your self to a place where you can! Also, talk to a home ownership advisor! They almost always are free, and can set you up with some great tools to help you along the progress. Less

Internal Revenue Service is cautioning taxpayers to avoid the dangers of “ghost” tax return preparers. According to the IRS, a ghost preparer is paid to prepare a tax return, but does not sign it, either electronically or on paper, as the paid preparer. These phantom preparers who won't put their name on the tax return are a warning sign for taxpayers of a potential scam. Here's how it works. The ghost preparer can print the paper return for their client and tells them to sign and mail it to the IRS. Or, for electronically-filed returns, they will prepare it but won’t digitally sign it as the paid preparer. By doing so, the tax return appears to be self-prepared, with no indication that a paid tax preparer was used in completing the tax return -- helping keep the return preparer under the radar. Less

The Branch Manager at Acre Mortgage was very unprofessional with my home buying process. He never communicated any information to myself or my realtor other than my application was in underwriting and that was 2 weeks ago. I was set to close on Nov 30th but had to request an extension for Dec 8th due to Mark Williams not starting the paperwork until Nov 10th even though my contract had been pending since Oct 1st. We had to contact the corporate office twice because Mark would never return our calls to provide a status of the loan. Now today is Dec 8th the potential closing and Mark Williams still has not contacted anybody about the status of my loan. He gave me the run around for 60 days when I could have potentially been dealing with another lender. The title company, realtor, and I are beyond disappointed in the way this branch manager handled us. I do not recommend anybody use them unless you want your time and money wasted. Less

If I had the chance again, I would not go with Acre Mortgage for our loan. While everything seemed nice at first, the close we got to our closing date (which was originally a week ago) the more we discovered that we made the wrong choice. For the past month my family and I have been dealing with mistake after mistake. We have had to scramble to get paperwork done so that we actually have a place to live at the end of the month. At one point our loan officer pushed back our closing date (we had to find out from our realtor), told us he would call to explain everything, then went on a weeks vacation without letting us know. To this day we are running around trying to get paperwork signed and handed off that we were never asked to sign before and that should not have come up 3 days before our closing date. Even when I asked for compensation in the way of closing costs being waived or our interest rate lowered, the loan officer I was speaking to got combative with me, refusing to take any responsibility for the mistakes that were made.
