If you asked me a year ago whether I would use a buyer’s agent, the answer was no. I looked at the cost and figured we could do it ourselves.But after months of weekend and weekday inspections, taking time off work to see places so we didn’t show up Saturday to an under-offer home, and struggling to get across town, we met with Dan.We knew Dan from when he ran his own residential building company, so we were confident he knew what he was looking at, unlike the typical real estate/buyer’s agent. He reached out to all the local agents in the area’s we were looking and got us in before some places went to market.With his builder’s background, Dan spotted things we would’ve missed. It was like having a building inspector on hand which also gave us confidence to go unconditional on some offers. Looking back, there were definitely houses we thought looked great that Dan advised against for thing we would not have seen like cheap owner renos that looked fine to us.In the end, Dan paid for himself during negotiations on the property we. The agent tried pushing us to go extra to “secure the property,” but having Dan talk straight with him we didn’t pay a cent more. That alone covered his services—let alone the inspections, due diligence, calls, and running around he did.As first home buyers in this market, I wouldn’t do it again without Dan and in hindsight should have done it from the start.
