I used Gotsch Inspections LLC for their Essential Home Package along with radon and mold testing, spending over $1,000.Overall, my experience was disappointing. While Ryan was thorough in many areas and pointed out several legitimate issues with the home, there were also inaccuracies in the inspection. For example, he reported that several GFCI outlets were not receiving power, but I later discovered the breaker for that circuit had simply been turned off. It made me question how thoroughly some items were verified before being documented in the report.The biggest issue, however, was with the administrative side of the company. The Essential Package includes a pest inspection, which is subcontracted to another company. I received a text message confirming the pest inspection had been scheduled, but due to a breakdown in communication, it was never completed. I wasn't informed until two days after it should have taken place.As a result, I missed my inspection contingency deadline. Instead of taking responsibility, the office blamed the third-party pest company for the miscommunication. Even after the inspection was supposedly rescheduled for the following week, my realtor and I repeatedly had to call for updates and still couldn't get clear answers. We were constantly left following up instead of receiving proactive communication.Considering I paid over $1,000 for the inspection package, I expected much better coordination and customer service. No compensation or refund was offered despite the delays and inconvenience their mistake caused. While parts of the inspection were helpful, the combination of administrative failures, poor communication, and inaccuracies in the inspection report makes it difficult for me to recommend this company.
