I tried to purchase a home from a elderly man I was close with. I expected it to be quick, so I tried doing it without a realtor to save some money. It ended up taking something like 2 years of constant effort, several lawyer conversations, many court hearings, reams of paperwork, and a highly customized loan structure. At multiple points through this time, I thought I had lost and would have to give up. There were many people who helped turn my dream of being a homeowner into a reality, and two of the most important people on that list are Jeffrey and Jenn DeJesus. The first year was me trying to make it work on my own, but after working out a contract with the seller and a lawyer, I ran into a brick wall while trying to find a lender who would lend to me. I won't go into details on a public comment about the financials involved, but even with a stable income, I didn't think it was possible to get a conventional loan for the amount I needed with the down-payment I had (particularly when interest rates were on the rise). I spoke with dozens of lenders and was unable to get a deal that would work for all parties. Then I was introduced to Jenn and Jeffrey. They both immediately understood what I was trying to accomplish, explained why my approach was failing, and then created a custom structure that worked perfectly with my circumstances. Once the financial structure was clear, the legal situation around the estate also became clear, and we realized that we were nowhere near closing. My home purchase was the most complicated transaction anyone I know had heard of (due to preexisting circumstances of the estate beyond my control). Over the next year, Jeff and Jenn continued tremendous work. They prepared and filed hundreds of documents, and kept in regular communication with me the whole time. They even managed to close many other customer's sales while dealing with my nightmare sale, all without making me feel like a burden or an afterthought. Jeff and Jenn's extensive knowledge, steadfast support, and regular communication made the most stressful time in my life (so far) something that I could actually manage. And their attention to detail & work ethic helped a near impossible case get over the finish line. Even after closing, they have continued to support me by answering questions and putting me in contact with other experts in their network. I am so blessed to have met both of them because (1) I like having contacts with experts in their fields and (2) for the friendship that formed over the grueling length of the deal. Not every realtor is worth their salt, but I have seen Jeff & Jenn DeJesus accomplish what I had begun to think was impossible. They don't shy away from hard cases, and I highly recommend them.
