John did an appraisal of my house on Narnia Ave in Las Vegas, today June 2. I couldn't be more happy with the service. It was fast, convenient, and John was very professional. A lidar system takes quick measurements, no pictures needed. Great service, awesome value, I would highly recommend John for anyone needing an appraisal of their property!

After multiple calls to find an appraiser that would travel 200 miles to complete my appraisa, and having no luck, I found John at Clear Valuation. Not only did he travel, he was in continuous contact with me about the progress and met all expectations in a timely manner. I would absolutely recommend this company to anyone needing this service.

I hired John at Clear Valuation for a Probate Date of Death Appraisal at La Mancha Estates Edition in Green Valley. John was quick to respond, and completed a next day inspection. He was very friendly and professional. The next day after he inspected the property, he provided me with a PDF report I could use for the Clark County Eighth Judicial District Court, my Attorney, and the IRS for tax purposes. The probate process is difficult, and John made the appraisal process easy. I feel so at ease now this part is complete.

As a trustee, I hired John Patton at Clear Valuation for a date of death appraisal on a unique property in Anthem Sun City with a detached casita and enclosed patio. John was incredibly professional—he provided a clear engagement letter upfront and delivered the completed appraisal in just five days. His report was exactly what I needed for my attorney, the IRS, and the mortgage company. It took a huge weight off my shoulders during a stressful time. I highly recommend John for any estate-related appraisal work!
