Quick summary: We chose to work with Chamberlain Group because of their informative YouTube videos. Our Real Estate agent was Brent Rosborough. Brent is THE BEST. Like many, we decided to make the permanent move from Toronto to Calgary. While doing our research, we binge-watched all of the YouTube videos of Chamberlain Real Estate Group. They were all so valuable that we chose to work with them. The process was very simple. We got in touch with the company and the person who answered the phone referred us to Brent Rosborough. In September 2023, we decided to stay in Calgary for a few weeks to experience the city and to look at condos in our price range. During this time, Brent really helped us out. We told him our price point, our requirements, some units that we wanted to view, and he was very patient in answering all of our very meticulous questions. Brent never made us feel that our questions were very basic. He was empathetic that it was our first home, and it was a huge decision for us. Brent was there every step of the way and he went above and beyond to ensure that we had a great condo buying experience. Since we didn't have a car to go around and view the unit, Brent happily agreed to drive us around using his car. Once we decided on a unit that we loved, Brent quickly communicated with the seller and he got us the winning bid! When the online contract signing software was having issues and we were stressing out, Brent drove to the restaurant that we were eating at and brought the printed documents for us to sign in-person. When I didn't know how to send the deposit/down payment to the seller, Brent met me at the bank and accompanied me to ensure that I was comfortable and was sending the correct amount to the correct account. Aside from all of those, despite being very busy, Brent made sure to respond to all our texts, emails, and answer our phone calls when he could. I can go on and on about how Brent was a tremendous help to us. Brent helped us buy our first home in Canada, and I would highly recommend him to everyone! Thank you so much for all your help, Brent! One of the most alarming aspects of my encounter was the constant stream of misinformation. First and foremost, I informed him that the condo I was looking to buy would be shared with a roommate, and my main concern was where my tenant could park his car. Ansab informed me that my tenant could use the visitors' parking, which I knew was not allowed. I asked him to double-check this information, and he returned with false information, claiming that he had checked with the condo manager, who supposedly confirmed that my tenant could use the visitors' parking. However, while in the condo building lobby, I asked a random tenant if tenants were allowed to park in visitors' parking, and he stated that it was not allowed, mentioning that he rented a parking space for his second car. Next, when we inspected the appliances in the condo, we found that the microwave and dishwasher were not working. I asked Ansab to contact the seller's realtor to request repairs or replacements, but he insisted that the condo was being sold "as is" and that they wouldn't make any fixes. I challenged him to find any sentence in the listing indicating that it was being sold "as is," but he couldn't. After much insistence, he messaged the seller's realtor and showed me their response, which stated they would either fix or replace the appliances and provide receipts. Ansab promised to issue an amendment to ensure this, but he never mentioned anything about receipts. I only discovered this oversight the day before the possession date when speaking with lawyer. It was clear to me in retrospect that Ansab was serving the seller's interests rather than mine. Few times I asked him if we are going to have the receipts and he confirmed “yes” but there was no mention of them in the amendment. I have seen that amendment before but had no idea how realtors are formulating this type of things and completely was relaying on Ansab’s words. Fortunately, the seller did fix the appliances, but they failed to provide a receipt for professional cleaning, which should have been done. Another issue arose regarding lawyer's fees. During our initial meeting, I informed Ansab that I had two other realtor contacts recommended by friends who would share lawyer's fees, amounting to approximately $600-$700 after sharing. I told him that I'd work with him if he could match this offer, otherwise, I had other options. He claimed that he wouldn't share lawyer's fees but guaranteed that the lawyer he recommended would cost me no more than $900. This turned out to be untrue, as the lawyer he recommended charged me $2020. When I called Ansab with my frustration before making the payment, he assured me he would look into it and reimburse me the difference once he received his payment for this transaction by the end of the month. However, he repeatedly delayed fulfilling this promise, leaving me waiting for weeks. Eventually, he provided me with the contact information for his team lead, Jared Chamberlain, and his broker, Tyrel Laqua, claiming that they were the ones who could address this matter. I reached out to both of them, but they explained that without a written agreement, they couldn't intervene. Tyrel Laqua even mentioned that I was free to choose my lawyer, despite my insistence that Ansab had misled me with false promises, recommending a lawyer who cost me more than double what he had guaranteed otherwise I would never hire his realtor. Unfortunately, my complaints didn't prompt any action from Tyrel, and it seemed that this kind of realtor’s behavior was tolerated within Chamberlain Real Estate Group. In the end, my experience with Muhammad Ansab Hafeez serves as a cautionary tale for anyone seeking a trustworthy realtor. She admitted to gossiping behind my back and exchanging my personal information with her realtor friends on a Facebook group. She and her friends were so unprofessional and immature that they even tried to snoop my social media and when they failed to find it she laughably criticised me for it. It is highly unprofessional and unethical for any realtor to gossip and share client information with anyone. She has no respect for your privacy. Thankfully I didn't sign any agreements with her and having spoke to many other realtors I was easily able to move on to someone professional and mature. Your personal information deserves better. In response to Jared Chamberlain's reply to my review- That is a 100% lie. Trying to save face. Instead of demonstrating to the world how untrustworthy you and your team are, why don't you ask Tanya again what she said to me and this time to be truthful about it. After I met Tanya, she was very eager to work with me. So much so that after a week, she wanted to get me under a buyer representation agreement. This was discussed on the same call in which she admitted that she tried to snoop my social media and that I was the "talk of the town." I did not want to sign anything but she advised that the terms were negotiable and she really wanted to get me under an agreement. Definitely doesn't sound like someone that "felt unsafe." Of course I am going to interview as many realtors as possible before deciding who to trust my money to. It is obvious that I bruised some egos and the only recourse is to make fantastical excuses and to shift the blame onto the client to not be embarrassed or held accountable. To Tanya, when you say you are going to send me the buyer representation agreement in the morning but then send it at 9 that night, at that point don't even bother. No one is going to trust and take anybody seriously that fails to keep their word. Another reason why you got dumped. There are over 7000 realtors in Calgary. If I decide to contact 15-20 men and women by the way then that is called doing your due diligence. You are a complete stranger to me. I have no idea who you are or whether or not you are competent. Don't be offended. It's business. Thankfully the realtors that I am working with now are all professional, transparent, keep their word, and don't have a big mouth. If you are truthful and genuinely want to get to know your client then going behind their back trying to get pictures and information about their personal life and family is not the way to go about it. If I or any of my family members were robbed or kidnapped then you all would be back to school studying for a new job. Less
